Thind Properties has applied to the City of Burnaby to rezone a 57,809 SF site at 6525-6585 Sussex Avenue for a new mixed use development including market residential, non-market rental and retail and office uses. The original rezoning application was made over a year ago, but the details have now been finalized and it is now ready to move forward to public hearing.
Boffo Developments has submitted an application to rezone a 4.12 acre site at Lougheed and Springer in the Eastern part of the Brentwood Town Centre area of Burnaby. The site is currently comprised of five older industrial buildings located near the Holdom Skytrain Station. The current zoning is M-2.
The site has a designation of RM-5s designation in the Brentwood Town Centre Development Plan. Boffo is proposing a four-tower project to be established by a master plan over the entire site. Phase 1 would occur in the Northeast corner of the site, and future rezoning applications would be required for the subsequent three phases.
Four residential towers from 25 to 40-storeys;
Above-ground parking screened by street fronting townhouses;
Extension of Lougheed Parkway concept along South side of Lougheed Hwy;
A number of rezoning applications head to Burnaby City Council this week. Below is a brief summary of some of the larger projects planned.
4460-4482 Juneau Street
Solterra owns this three-lot assembly of older M1 zoned industrial buildings along Willingdon Avenue at Juneau Street in the Brentwood area. The plan for the site is a 25-storey tower with townhouses under the RM-4s designation. There is a 23-storey tower just across Juneau Street at second reading.
6525-6585 Sussex Avenue
The plan for this 57,116 SF Metrotown site at Sussex and Beresford is for a mixed-use high-rise and low-rise market residential apartment building including retail and office uses. The project will also include a separate non-market housing building developed in conjunction with B.C. Housing. The proposed density is 5.0 FAR per the RM-5s and C2 guidelines. The site was acquired by Thind Properties in May 2016 for $32,680,000.
7422-7470 Buller Avenue
This 132,000 SF site is currently occupied by a multi-tenant warehouse building and is located next to a section of former rail line in the Royal Oak area. The site is designated for medium-density residential development, and the application is for a mix of stacked-townhouses and traditional townhomes with full underground parking to a density of 1.1 FAR.
5180 Lougheed Highway
Another highrise condo tower is being planned for the Brentwood area; this one at the corner of Lougheed Highway and Springer Street. The 51,204 SF site is currently occupied by two older industrial buildings owned by Beedie Living. The plan calls for a 269,000 SF tower with 250 to 300 residential units. The concept includes “breaks” throughout the building to add visual interest to the massing and scale of the tower.
On the same day that Onni is submitting a formal rezoning application for it’s first phase of 3 residential towers at Gilmore Station, another rezoning application has been filed for a site just East of Onni’s land in the rapidly developing Brentwood area of Burnaby.
The application is being made for a currently industrial property at 4285-4295 Dawson Street, at the northwest corner of Madison Avenue. The site is 56,500 SF. The site is designated in the Brentwood Town Centre Plan a mixed use high-density (RM-5s).
The preliminary proposal by Imani Development, is for a mixed use development comprised of retail, office and a highrise residential tower, to a maximum density of 6.0 FAR, with a residential density of 5.0 FAR.
The application notes that the tower height would be 431 feet, or likely around 40-45 storeys.
Millenium Developments first submitted a rezoning application for this 74,661 SF site located at Douglas Road and Goring Street in November 2015, and is now at the point of First Reading, after which it would move to public hearing.
The site is currently industrial and zoned M2, but is seeking approval under the high density residential RM-5s designation.
Millenium Developments is proposing a rezoning bylaw amendment to permit the construction of two condo towers in the Brentwood area of Burnaby. The site, located at 2630 Douglas Road, is south of Lougheed Highway near Holdom Station, in an area that is primarily still industrial uses.
The plan calls for two high-rise condo towers under the RM-5s and C1 guidelines, with some live/work units facing the street. Per the Brentwood Town Centre Development Plan, the maximum density would be 5.0 FAR. The parking would be located both above and below ground given soil conditions in the area.
